CRICKET FANS DREAM HOME IN THE HEART OF DUBLIN 6
If your dream is to wake up to the gentle thwack of leather on willow and to gaze out over one of Dublin’s best cricket grounds from your bedroom window, with the Dublin skyline in the background, 22 Gulistan Terrace is a dream come true. Situated in the heart of Dublin 6, backing onto the glorious Leinster Cricket Club grounds, this three-bed redbrick property has wonderful potential as a family home.
Built at the turn of the 20th Century, Gulistan is a beautiful, traditional Victorian red brick terrace. These houses have lovely ageless features, including high ceilings, tall sash windows, wrough-iron railings and fireplaces in most rooms. This ever-popular design cannot be replicated, but these houses can be thoughtfully adapted to modern living. No. 22 Gulistan Terrace features a neat front garden behind wrought-iron fencing to the front.
Entering the property through the elegant front porch to the tiled hall and traditional staircase. To the front, the main front living room has nice proportions (4m x 3.7m). The high-ceilings and tall sash window creates a grand sense of space. The room retains original floorboards and traditional open fireplace, which has a back-boiler in place to heat the rest of the house. Further down the main corridor, a second living room (3.7m x 3.9m) includes a split level floor and tall sash window overlooking the garden and cricket grounds. Under the stairs there is a guest WC with small downstairs shower, with tiling floor-to-ceiling. At the back of the property is a kitchen and separate pantry, with windows and door accessing the private courtyard garden (4.8m x 2.9m).
The outside space is limited but the house could be opened up creatively to make this area part of the living space. The area is not overlooked as behind the property is the end of a neighbour’s garden, followed by the massive open expanse of the cricket ground.
Heading up the main stairs, the first floor return includes a spacious main bathroom (2.7m x 2.76m) before turning again up the stairs to the second floor. Second floor has three bedrooms. To the front the first bedroom (2.75m x 3.78m) is a fine double, with high-ceilings and bright light from sash window. Original floorboards. The second bedroom (3.5m x 3.7m) overlooks the cricket grounds to the rear, includes original fireplace. A washroom/walk-through closet leads to bedroom 3 (2.9m x 3.8m), facing the front with original sash-window.
Overall the property retains main fine traditional features for a property of its era, but could do with some modernisation, rearrangement and refurbishments to bring up to modern city luxury living.
Gulistan Terrace is a fantastic location, situated a short distance between both Rathmines and Ranelagh High Streets, two of Dublin’s most vibrant townships. The area is packed with amenities.
