Here are the most frequently asked questions about selling your home

When you contact Churches you will be put in touch with our local expert for your area. They will discuss your property with you and make an appointment to visit the property. This is a very informal, you don’t have to tidy the house or prepare anything – we can see past that!

Your dedicated agent will talk you through the merits of your property, recent comparable sales in the area and the potential value of the house, then how we would market the property and what our fees would be. After that we follow up with a letter summarising our valuation and outlining our terms and services. There’s no charge and no obligation to sell with us.

If you are looking for a valuation for Probate or Fair Deal, we also do these for FREE.

With most estate agents you will charge you two fees. A (1) Marketing Fee, which is often charged upfront & covers marketing costs like professional photography. And a  (2) Sales Fee, charged at the end when the sale is complete, usually a percentage of the final sale price.

A Sales Fee is a percent so it incentivises the agent to get you the best possible price. It is paid to the agent out of the buyer’s booking deposit, so you shouldn’t have to write a cheque.

With Churches Estate Agents, we don’t charge you a Marketing Fee at any time. We pay for a Complete Marketing Package and only charge you a Sales Fee if/when we sell the property.

In addition to your estate agent’s fee, the main costs include:

  • Solicitors Fees – typically between €1,500 and €4,000 depending on the sale.
  • BER Certificate – you must have a BER to sell a property, c. €180 – €250.
  • Taxes & Charges – your Local Property Tax and any other charges must be paid.
  • Land Registry Map – if your property hasn’t been sold in the last 10 years, you might need the property to be officially mapped, c. €500.
  • Certificates of Compliance – if your property has had any building work, extensions or renovations you may need an Architect to sign off on compliances, c, €500.

Every home is different and it depends on a number of factors. But typically, we have a property on the market within a few days. Then the marketing process can be as short as two weeks or up to a few months, depending on the price and size or uniqueness of the home.

Once sale agreed, the conveyancing process with your solicitors can take a minimum of 6 weeks and up to 6 months. 8-12 weeks or 2-3 months is about average.
